Benson Yard is a popular Liverpool student accommodation which offers a wide range of studios and en-suites near the Genting Casino. Moreover, Liverpool John Moores University is just a 2 minutes walk away, and The City of Liverpool College is a 6-minute walk away, making accommodation ideal for the students attending these universities. The Liverpool accommodation offers several amenities and services, making students stay comfortable.


Liverpool, most commonly known as the City of Football, is a phenomenal city situated in the North West of England. Along with football, the city is also known for its amazing music and gastronomy. The city is home to some amazing musical talent, especially The Beatles who belong to this city. Their music made several people groove till their feet felt numb. Along with the fantastic music culture, how can we miss out in the world-famous football team- Liverpool FC? The team has a passionate fan base and an enriching history with Anfield Stadium, the home ground of Liverpool FC. This stadium is a must-visit if you're a football fan! Liverpool offers a vibrant student life along with majestic tourist spots, cafes and restaurants. Whether it is music, football, culture, or simply exploring a new city, Liverpool has got all for you.

If you cancel your booking prior to the agreement being executed, your Advance Rent contribution will be returned. Once your booking is executed the property management operates a 72 hour “cooling off” period up to the 31st July so if your circumstances change you can cancel your booking subject to you having not moved into the property yet. To cancel your booking please email the Residents’ Team within 72 hours of receiving your ‘Lease Agreement Executed’ email. You will then be refunded your advance rent contribution payment. This may take up to 10 working days to reach your account.


From the 1st August the “cooling off” period is reduced to 24 hours.

It may be possible with the Landlord’s agreement to transfer your obligations to someone else who is eligible to live at the property. There is no obligation on the property management's part to find you a replacement tenant. You can advertise your accommodation or undertake your own search for a replacement tenant. If you find a replacement tenant the property management will need to do some basic checks to confirm their eligibility to take over the tenancy.


Before they accept a new tenant your account and all obligations will need to be up to date and any rent due up to the changeover will need to be paid. There will also be a charge incurred (please see Fee Schedule for details).


Once the new person has signed the Tenancy Agreement and made the first rent payment they will take responsibility for future rent payments and all other obligations as stated in the agreement. Until this has happened your will remain responsible for the payment of rent until the end of the tenancy.

1. An advance rent contribution of £150 towards your first rent instalment will be due at the time of completing your application.

2. Should you fail to proceed with the booking after it is executed, the advance rent contribution will be retained by the Landlord.

1. Payment in full. This will be due on 1st August 2024.

2. Payment in instalments: The first instalment is due on the 1st August 2024, the subsequent instalments are due as detailed in the Tenancy Agreement.

3. Monthly Payment Plans: If you can demonstrate you receive funding via a monthly bursary for your accommodation you can arrange with the local Residents’ Team to pay your rent in monthly instalments.

1. Your Tenancy Damage Deposit of £100 is due on the 1st August 2024.

2. This deposit is refundable at the end of your tenancy, less any deductions for damage, rent or other outstanding charges.

This policy is only valid till the contract start date, post that the student will be liable to find a replacement.

2. Property accepts both UK based and international guarantors
